A property investor buys below market value, which depends on reaching sellers before anyone else does. He was searching by hand for hours a day and had spent thousands of pounds on sourcing with little to show for it. The good leads existed. They were in public records that few people have the patience to read every day.
What the system does
Probate, bankruptcy and liquidation notices are public and published daily. The system reads all of them every morning.
For each lead it then does the first hour of analysis. It retrieves the property’s size and energy rating, finds what comparable homes nearby have sold for, and appraises the property twice, once as a resale and once as a rental.
Each kind of notice runs to its own legal timetable, and the system tracks it, so an approach is made when it can be acted on. It also drafts that approach: the right letter, to the right party, ready for him to review. He approves every word that is sent.
What changed for the business
He no longer searches for leads. They arrive each morning, ranked, with the analysis attached, and the money that went on sourcing now goes on the deals.
